Challenge:

Mass Development was facing its first move in ten years. It needed a partner to help determine how much space it needed for current and future growth, where to move, and how to protect its interests.

Strategy:

We conducted extensive management interviews and developed quantitative and qualitative building and test-fit analyses for 4 building options. With thorough planning, we were able to increase capacity in their new 25,000 square-foot facility by 40%. We developed comprehensive construction, design, development and implementation strategies and a furniture plan that optimized reuse and required only limited procurement. Then we selected vendors, planned, and implemented their move.

Results:

By managing the turnkey construction at the new facility, when Mass Development was ready to move in everything was just the way they wanted it, ready and waiting. Turnkey architects and contractors often respond to the needs of the landlord first and the tenant second. Working as Mass Developments’ project manager, we made sure their quality and scheduling priorities never took second place to the landlord’s cost and time constraints. We kept the project on track, protected our client’s interests and saved them a bundle by eliminating time and cost slippage.
